Realizing the Savings a CAFM/IWMS Solution Can Provide
As published in New England Real Estate Journal
There’s no disputing we’re in tough economic times. Every industry is reducing costs, cutting expenses and trying to save the company money. Whether you’re a Building Owner, Corporate Real Estate Professional, Facility Manager, Operations and Maintenance Manager or carry some other similar title, saving the company money is the bottom line.
So who would even consider purchasing and implementing a CAFM (Computer Aided Facility Management) or IWMS (Integrated Workplace Management System) solution in these times? The bigger question is: Are you already spending too much on the functions, when a system can make the entire process both more efficient and more valuable? The likely answer is “Yes.”

FM Innovations Provides Critical Data in Design of Tech Center
During Concept Design of a new high-rise technology center in downtown Hartford, CT, FM Innovations teamed with our parent company Tecton Architects to provide real-time square footage data and space analysis strategies allowing for highly efficient floor plates and mixed use building design. These calculations were then used to establish rentable and usable square footage figures that should exceed the regions benchmarks.
A press conference was held on Constitution Plaza on Wednesday, December 3, 2008, to announce plans for the impending Technology Center to replace the former WFSB Broadcast Center. Designed by Tecton Architects, Inc. for Owner/Developer AI Engineers, the 12-story, $40 million glass, metal and concrete tower will provide the complement needed to balance the Plaza’s southeast corner with the distinctive architecture of the Phoenix Mutual and Science Center buildings. Designed to attract technology-related businesses to the City’s downtown, the AI Tech Center will bring a long-missing “people presence” to the corner of Columbus Boulevard and State Street.
Building plans call for ten floors of office space and two floors of retail space with parking below, and include a 250-seat auditorium. The progressive AI Tech Center is designed as a HPB (High Performance Building) and includes such energy-conservation features as rooftop solar panels, a rooftop garden and a system for collecting and recycling rainwater among the building components in the quest to achieve a LEED Platinum rating, the highest available LEED certification.
